Cannabis Store Withdraws Application
A Calyx Peak representative requested to withdraw their special permit application for a cannabis retail store at 251 Summer Street. The board accepted the withdrawal and closed the docket without a finding. If Calyx Peak wishes to pursue a project at this site in the future, they will need to submit a new special permit application.
1211 Massachusetts Avenue Special Permit Extension
The owner of 1211 Massachusetts Avenue requested a 2-year extension of the existing special permit for a boutique hotel and restaurant, citing delays due to COVID-19’s impact on the hospitality industry. The board approved a 2-year extension to December 8, 2025, with the conditions that the project comply with current zoning for street trees and solar energy systems, and use tree species approved by the town’s tree warden. The owner will provide progress updates to the board in 6 months and 1 year.
2024 Meeting Schedule
The board approved the 2024 meeting schedule, with amendments to the April, July and August dates. A board member retreat is tentatively scheduled for December 3, 2023. The retreat agenda will include preparing for 2024 Spring Town Meeting zoning articles.
New Business
- The board will draft a site plan review application for future projects that require site plan review instead of EDR.
- An update was provided on submitting the MBTA Communities zoning to the state for review. This will be done in parallel with submitting to the Attorney General.
- Inclusionary zoning regulations are still in progress.
